Are you a law firm or attorneys?

No. S&W Properties Inc provides real-estate consulting and due-diligence services based on over 36 years of hands-on deal experience. We are not attorneys and do not provide legal advice or representation. When a matter genuinely calls for a licensed attorney, we'll tell you plainly — and help you walk in prepared.

How does payment work?

It's a flat $100 per hour, paid up front by card, Zelle, PayPal, or Cash App. Use the calculator above to set your hours and pay for exactly the time you need — no packages, no hidden fees.

Can we do this remotely?

Yes. Most consultations happen by phone or video with documents shared by email. In-person meetings can be arranged in the Kansas City area.

What is a lien check (and what it isn't)?

It's a quick "pencil search" of the public record to surface obvious issues — unpaid taxes, recorded mortgages, common liens, or ownership questions. Think of it as an early red-flag check, not a complete title search — no one can guarantee every lien is visible, so for clear-to-close title work you'll still want a title company or attorney. It tells you whether a deal is worth pursuing further.

What should I send ahead of time?

Whatever you've got — the contract, the property address, the seller's situation. The more you send before the call, the more we get done inside the hour.
